My wife sold her first house as a Realtor in 1978. Since I joined her in the business in 2004, we have sold almost 400 homes. And I never cease to be amazed by the roadblocks that sellers put in place that deter potential buyers from seeing their homes.
If a buyer cannot get into your home and see it, that buyer will not buy your home!
Sounds pretty simple, huh? And if you were looking to buy a home, I am sure you would agree. Yet I see, all of the time, roadblocks put in place by the seller that stop buyers from seeing the home. If you want to sell your home, make it easy for the Realtors and buyers to see it.
The most restrictive way to make your home available is to set a schedule of when they can see it, As an example, someone can see the home Mondays and Thursdays, between 3:00 and 7:00. Also on Saturday from 12:00 to 4:00. What if a buyer is not available at those times? Or what if the Realtor is not available? That buyer may never see your home and will buy something else.
What if the buyers are getting transferred from out of the area? And the days they are available don’t fit your schedule?
You can have a key available to the Realtors at the listing agent’s office. A Realtor can pick up the key and return it when finished. Let me tell you something. If I am showing someone five or six homes in a day, I really don’t have time, nor the inclination, to drive around and pick up keys and return them. This is another roadblock.
Another alternative is for the seller to be available almost any time, with an hour notice. Then the homeowner can open the house for the buyers and their Realtor. If you do this, please go for a walk while they are at the home. Buyers do not want the owner lurking in the background while they look. And please don’t try to help the Realtor by pointing out things about the home. It doesn’t help. Let the Realtors do their job.
The best way to provide access to your home is with a lockbox. The key is in a secure box that only Realtors can access. And there is an electronic paper trail that can tell who was in the house and when. Security is not an issue.
