Your house is been up for sale for a while, but it still hasn’t sold. Maybe you need to make some changes. Here are a few things that can possibly turn buyers off or scare them away.
You may have too many personal decorations in your house. Go with more generic decorations, and even though you may think some of your personal touches are beautiful, quite possibly the buyers don’t. Take them down and pack them away, you can put them back up in your new home.
Do you have lots of furniture in some or all of the rooms, or maybe even way too much furniture? Get rid of it. Get it off site into a storage unit, a relatives house, or somewhere. Just get it away. If there’s too much furniture in the house it makes buyers think that the house is too small and there’s no room to store things.
Are your carpets or your kitchen floor worn? Buyers will look at these things and say that they have will have to do that immediately. A buyer does not want to move into a place that has worn out carpets or linoleum that’s worn right through. And they will deduct a lot more than the actual cost from any potential offer they may make. So get in front of it and take care of it.
When was the last time your home was professionally cleaned? There may be dirt in the corners. The windows may be dirty, maybe the carpet needs shampooing. You see this everyday and maybe you don’t even know it. But when buyers come in they will see it and it leaves a bad impression on them.
Are you in the house when someone comes to show it. Don’t be. Let the Realtors do their jobs. Buyers don’t want you around while they’re looking. It makes them uncomfortable and they don’t want to stay in the house while you’re there.
Take a good look at the listing in the MLS. Do the pictures still show snow? Get rid of them. Take a good look at the pictures that are inside and out of the home. Maybe it’s time for a complete fresh set.
And now here’s the number one reason why your house hasn’t sold. It’s overpriced. And if it’s overpriced very simply it will not sell. Get a new market analysis from your Realtor because the market does change. And don’t be afraid to drop the price, otherwise you’ll still own the house a long time from now.
