My Home Isn’t Selling. Why not?

Quite often, a home isn’t selling and the owners wonder why. And they’re not alone because many times a house is on the market and simply doesn’t sell. Sometimes the reasons are within the seller’s control. And sometimes they’re not. Let’s look at some of the most frequent reasons why homes don’t sell.

What’s The Condition?

Is the home in good repair, or does it need repairs? Many buyers don’t want to move in and immediately start fixing things. Get the home in good condition before putting it on the market.

Is the home neat, clean and odor free? Sometimes, we live in the home and we do not even notice tha the home is dirty and smells bad, we are inured to the condition. Have someone come in and look – a friend, relative or (here’s a bold idea) your Realtor.

Is the home full of clutter? Is there a lot (by a lot I mean too much) of furniture? A home, or even a room that has too much in it presents itself to buyers as being too small. Remove as much as you can, if necessary put it in storage. And while you are at it, remove a lot of your personalization from the home. Family pictures, the kids sports trophies etc. You don’t want buyers looking at your personal items, you want them to picture their personal items in that space.

Are you in the house when buyers come to see it? Don’t be there, go away. Buyers get nervous when the owner is watching them, or even worse, showing them around. Allow the Realtors to do their jobs.

Location, location, location.

I am sure you’ve heard the old saying “Location, location, location”. And yes, the location of a home is very important. But you can’t do anything about the location. So have your asking price reflect the location, either up or down, depending on the (you guessed it) location.

The Price

Now we are down to the top reason your home has not sold. The price is wrong. Rely on your Realtor to give you an accurate Market Analysis to help determine what the selling price should be. And if three weeks go by with no offers, adjust the selling price down. And keep adjusting down until you find the proper price.
