Selling Your Home? Don’t Do This

Here are some home selling don’ts.

Time to Sell

You’ve decided it’s time to sell your home and move on to the next phase of your life. You’ve found a good Realtor (and if you haven’t gotten this far yet, call us. Bunny and Art Reiman, at 732-616-6226). And by working together with your Realtor, you have, what you believe to be, the correct asking price. And you’re working through the checklist together. But while most people in your situation have a check list of things to do, you also should have a check list of what not to do. And here are some things that should be on that list.

Don’t Over-Improve the home.

You may think that you can get more for your home with a few improvements. And you may be right. Update the appliances? Probably a good investment. Repair or replace some broken cabinets? Great idea. Install a wet bar in the basement? Maybe not so good an idea. What if the buyers want a place for the kids to play? They’ll need to spend money to un-do your improvement. Go ahead and fix what needs fixing. But stay generic on improvements.

Don’t Over-decorate

Maybe you like bold colors, but everyone does. Keep it neutral so that buyers won’t feel the need to do everything over right away.

Go Away

Buyers don’t want to meet the sellers when they first see the house. You’ll make the buyers uncomfortable if you are there and giving them the grand tour. Let the Realtors do their jobs.

Remember That It’s Not Personal

Buying and selling a home is an extremely emotional event. IF a buyer makes an offer that reflects changes they feel necessary to the home, don’t take umbrage. Remember, once they buy they can do anything they want to the home. Just as you will do when you move into your next home.
