There are things that your Realtor wants to tell you, but can’t say to you. But I can. Your Realtor can’t get you the price you want unless your home is in pristine move-in condition.
You live in the house, you see these things every day. But you don’t notice them. But trust me – potential buyers do. They see the rusty and dusty air vents. Additionally, they see the green mold on the north side of the house and the fogged over windows. Also, they notice the slider takes a lot of effort to open. I could go on, but I need to make this perfectly clear. If you have even one of following “turn-offs,” people don’t want to buy your home.
Buyers can get turned off instantly. Here are the five biggest things that turn buyers off
An Overpriced Home
The internet net offers a broad range of information. Buyers can instantly research what a valid range of values for a house should be.
If you didn’t listen to your Realtor and listed at a higher price than recommended, you will get negative feedback from buyers. Of course, the worst feedback is silence, which will manifest itself in no showings and no offers.
Here’s the problem. Buyers shopping in your listed price range will quickly realize that there are nicer properties available at that price. And the buyers that should be looking at your home are looking in a lower price range. We’ve had sellers say “Have them make an offer – we’ll take less!” But the ones who would make an offer aren’t looking because it’s out of their price range.
If you have too much in the house, it seems small. Put away the photos, decorative china, Hummels – leave the table tops empty. Then people can look at the house, not your collections. If you have lots of furniture, consider putting some in storage – less furniture makes a room seem bigger and more spacious.
Clean out the closets. If you can’t easily fit everything into a closet, the buyers will think the closets are too small, or there are not enough closets.
If necessary, consider renting a storage unit for the short term.
Odors can come from a number of sources. Stale air, pets , water damage and more. You live with these odors every day, and probably don’t notice them, but the buyers do. If a home has odors, buyers will investigate to find out why, or they will leave quickly.
Have someone with a “fresh nose” come in and try to determine if you have offensive odors, and if yes, remediate the situation.
Lack of maintenance
Homes require periodic maintenance. Things wear out, break or just need some attention. Buyers really want a well maintained home. Buyers typically don’t have much cash available to make repairs right after they close. To get top dollar for your home. it’s your responsibility to maintain the home.
Contrary to what you may hear, Harvest Gold bathrooms and shag carpeting are not making a comeback. Buyers want more up-to-date looks. And even though you love the dark paneling in the den, few buyers do. Consider bring your home into the 21st Century if it’s stuck in the 70’s or 80’s
