Inexpensive (and not ) upgrades for your fixer upper

Did you recently purchase or are you considering buying a house to fix up and flip? Here are some inexpensive upgrades which will help make a big impact when it’s time to put it on the market.

There’s nothing like the intoxicating scent of fresh paint. Don’t go with white or off-white, put color on the walls. And while you’re painting, don’t forget to paint the ceilings. A fresh paint job with an old dirty ceiling will not make a great impression.

Change your lighting fixtures. If you have a mixture of old gold and / or chrome lighting fixtures on the ceilings, replace them with something newer and more modern. Oil rubbed bronze is a very popular color scheme these days. Replace all of the ceiling fixtures, including fans, and try to keep them all in a similar look.

While you’re doing the lighting fixtures look a little lower to the fixtures on the sinks. If you’re doing oil rub bronze lighting fixtures, replace your faucets with the same color. Since you’re doing everything else in one color how about new door knobs that also match that same color.

If there’s money in the budget for new kitchen cabinets then absolutely put in cabinets. However if the budget doesn’t allow that, then maybe a simple paint job. There are special paints available for kitchen cabinets that are self-leveling, and when dried, they will not show the brush marks. Install new hardware such as the hinges and knobs also. And again think about going with the oil rubbed finish for those too.

How are the windows in house, are they old and drafty? If so think seriously about installing new windows. It’s an investment that will pay for itself when you go to sell.

How is the heating and cooling system? If it’s old and near the end of its life cycle think seriously about replacing. Buyers don’t want to buy a house with a heating and cooling system that’s ready to break down. This is another one that will pay for itself.

And don’t forget the outside of the house. Take a look at the siding. If it’s aluminum siding it probably has dents and could use a paint job. If it’s any type of a wood type product, make sure that’s intact, in good shape and nothing is falling off. And if it needs a paint job take care of that little task. You can always upgrade to vinyl, if you do so consider using stone and / or brick accents in the front to give it some character.
