The experienced flippers have learned what the typical buyers of the homes have on their checklist. And they add these items to increase the home’s value when they sell. But many home owners don’t think of something. And that is that the home owners can also add value to their own homes by adding the same type of features.

By making similar improvements, home owners can not only increase the value of their own home, but they can also enjoy the same features that today’s buyers are looking for.

So – what are today’s buyers looking for?

Let’s start on the outside.

Look at your garage doors. Many older homes have garage doors that need paint or repairs. Many garage doors are dented. Replacing them is simple to do and / or not very expensive. The same goes for the entry door. Either paint it or replace it.  If you replace it, just be sure to replace with a door that fits the price range in the home. Does the home need a fresh coat of paint, or possibly vinyl siding? Are the windows fully functional and in good shape? If they are older, you will probably save enough on energy costs to pay for new windows over time. And don’t forget the roof.

And now the inside

Inside the home today’s buyers want updated kitchen and baths. Solid counter tops are a must for many buyers. Get rid of the bath fixtures that are blue, yellow, pink or avocado. White is always a good choice. Hint – you can get tubs and showers re-glazed (or painted). Hardwood floors are very popular. Many older homes have hardwood floors under the carpets that have been there forever. If they exist, have them sanded and stained. If not, consider have pre-finished hardwood installed. For lower prices homes, a laminate floor may be an option.

And last, make sure all of the major systems are fully functional, such as heat, air conditioning, hot water heater and all appliances.

Following some of these simple ideas can not only make your home more pleasurable for you to live in, they can also increase the resale value for when you are ready to move on.
