The Key to Selling Your Home

What’s the key to selling your home? Put yourself in the buyer’s shoes. Would you purchase a home if all you are able to do is look at it from the outside? Of course you wouldn’t. You need to get inside and look to see if you like it and it fits your needs.

So – why do so many Realtors and sellers make it so difficult to see the home they’re interested in selling?

Why is so difficult sometimes?

We see this all of the time. Constantly we have sellers and agents putting up barriers to bringing potential buyers to see a home. We constantly hear the following:
– You’ll have to wait for the weekend because we have a dog, or cat, or goldfish or…
– Morning is not a convenient time for me. Can you come in the afternoon?
– There isn’t a lockbox on the property. You’ll need to drive to my office to get a key and return it. It’s only 10 – 15 miles away.
– I (the listing agent) have to accompany all other Realtors and their clients. Here’s when I’m available.
– You can only show the home on these days between 10:00 and 12:00, or on this day between 5:00 and 7:00

But our favorite is when you need to make an appointment with the listing agent and he/she doesn’t call back, or answer your text or email.

And Realtors wonder why their listings don’t sell !

Let’s face it – if you want to sell your home, you need to make it available to the prospective buyers at the time they are able to come. If a Realtor has 5 appointments set in your area between 10:00 and 12:00, they will not come back at 4:00. Most successful Realtors are busy and do not have time to waste driving 10 – 15 miles each way for a key. And if it’s too hard to get an appointment at a time convenient to the prospective buyers, they’ll simply move on to the next home. The key to selling your home has a simple solution – a lockbox.

Here’s how a lockbox works.

The lockbox goes somewhere on the property – doorknob, railing, gas pipe. It doesn’t matter as long the Realtor can find it. A spare key goes in the lockbox. Each Realtor has either an electronic key or an app on their phone that opens the lockbox enabling them to get the key. There’s an electronic paper trail left when a Realtor opens the box. The listing agent always knows who went into the house and when.

And it’s secure. If an agent happens to lose their electronic key, and someone finds it and can guess their 4 digit pin before the agent cancels the code, that someone can open a lockbox. But that just won’t happen. And the box is secure. We had one fail once, I needed to cut it open to get the only key. It took about an hour, I used 2 batteries and 3 blades on my saw, and I knew where to cut.

Bottom line

If you want to sell your house, put on a lockbox. Don’t put up additional barriers.
