Preparing your home to show the best features of a home and make it more appealing to buyers is called staging. Many people watch TV shows that tell you to buy or rent nice furniture, decorations etc. But if you’re like most Americans, you don’t have that money to throw away. But there are a few things you can do without breaking your budget. And these should help bring a better sale price and a quicker sale.

Be like the Swiss – Neutral

Bold colors are in vogue, but if you’re a buyer you don’t want to need to paint the whole inside of your new home right away. The intoxicating smell of fresh paint is much better than the smell of baking cookies. And choose neutral colors that go with everything.

Depersonalize the Home

I know you love all the pictures of your family, and the vacation photos. But if you keep them in sight, buyers will look at your family when you want them to imagine their family photos on the wall.

Your probably have too much stuff.

If the closets are jam packed that tells buyers that the closets are too small. If there is too much furniture in a room, the buyer thinks the rooms are too small. Store some belongings off site and get some of your stuff out of the house.

Modernize

Some colors were popular in the past. And that is where those colors remain. If you don’t change them, the buyers will. And they will reduce the by the inflated amount they think it will cost. So replace the old gold plated kitchen and bath fixtures. Choose nickel finishes, or the hottest color, oil rubbed bronze. Replace the light fixtures door knobs, hinges and cabinet pulls and keep the finish constant. Do you have Harvest Gold kitchen appliances? If you don’t change them the buyers will think the have to, and it will cost you a lot less than a buyer thinks it will.

Have a Dirty Rag Contest.

When my daughter managed a restaurant, she had this contest. Once per week, after closing, whoever had the dirtiest cleaning rag at the end of the night won a prize. Search your home for all of the places that should be cleaned but nobody ever notices. Make the home so clean that buyers don’t notice any dirt.

Do what you can using the above ideas. You will probably get a better price for your home, and a great return on the investment. And the home will probably sell quicker.
