Understand the Walk Thru

Usually on the day before or the day of closing you should do the “Walk-thru”. We’ve all heard it – but what is it?

Inspection of the Premises

After the seller has moved out, the walk-thru is an inspection of the premises. The standard contract calls for the house to be delivered in “broom clean” condition. This is the first thing to check. Did the seller leave the home neat and clean? Not perfect but as clean as one can make it with a broom.

Next we check the cabinets, drawers, closets and the garage to make sure the sellers have removed everything and not left you with garbage or ¾ empty paint cans that don’t match any colors left in the house. We check to see that the movers didn’t accidently make any holes in the wall while moving furniture. We also verify that everything that should be left is still there – appliances, light fixtures, ceiling fans, windows treatments etc… It’s a good idea to run the heat and AC (provided it’s been warm enough for the AC). Also verify the appliances work. Check to see if the garage door remotes are in the house, or will they be delivered at closing. Remotes for fans, same thing.

If there were inspection issues, (broken windows, loose toilets, dripping faucets or???) now is the time to verify that the issues the seller said they would repair are indeed, repaired.

Most of the time we find the walk-thru shows all is as it should be. If there is something that is not, it’s time to speak with your attorney.
