Do you know what today’s buyers want? If you’re selling your home, does it have the features that today’s buyers want? Your home is a big Center Hall Colonial. You probably feel pretty good in that you have a very desirable style of home. Sorry to tell you, but you are wrong.
What style do buyers want?
According to a recent survey, 42% of all home buyers are looking to purchase a ranch style home.
Okay. So you think you have the second most desirable home, sorry, but no. The next largest group, 28% of buyers, are looking for a contemporary home.
The younger buyers are looking to purchase a townhouse or a condo. As they get older, this attraction to attached homes seems to fade. At that point they seem to prefer purchasing single-family homes.
What features do they want?
If we look towards other features that today’s home buyers desire,75% of those home buyers want a home with two bathrooms. And over half of the buyers are looking for homes that have 3 bedrooms or more. Large private backyards are desirable, especially to the home purchasers who have young children.
These buyers are also looking for homes with remodeled kitchens and baths. These buyers, 80% of them, rate the kitchen as one of their three favorite rooms. They are also looking for a master bedroom suite and a garage. Things they said they do not want in their new home are a guest house, a mother in-law suite or a man cave.
What Else?
Today’s buyers also want a home that doesn’t need repairs. The older folks don’t want to go through the troubles of repairs or remodeling. And the younger folks are struggling to save the cash to purchase a home. They don’t want a home that they need to spend money on right away.
Bottom Line
If you have a center hall colonial, you can’t convert it into a ranch. But you can put it into tip top shape. And you can fix everything so that it looks good and everything works. Here’s an idea. Before putting your home for sale, get an inspection. The same type of inspection that a buyer would have. Use that information to decide what needs to be fixed. Then hire a good Realtor to sell your home.
