When I purchase a home, what comes with it?

Every sale is different, but most of the time the items included are the same. To be certain, check the lines on the MLS Listing that say “Included” and “Excluded”. These two lines will usually tell you what you need to know.

Most of the time, but not always, the appliances are included. By appliances I mean:

Stove / Oven / Cooktop
Refrigerator
Dishwasher
Built-in microwave

Most of the time, the washer and dryer are also included.

Rarely does someone take the garage door opener, it is almost always included.

Some people have an attachment to certain light fixtures, and they want to move them to their new home.  If the MLS Listing does not specifically state that the light fixtures remain with the home, I always write into the contract that they will remain. That way there is no doubt as to the status. The same goes for ceiling fans and window treatments. If the seller is not willing to leave these items, it will be settled in the attorney review process.

Certain items can also be included in the sale. For example, brackets for wall mounted TVs and / or the brackets, pool tables and swimming pool accessories.

But there is no rule that says you can’t ask for any items to be included. We’re written into contracts that items such as specific furniture pieces, projection TVs, home theater sound systems, tools and even automobiles remain with the house.
